Planning estimate · Q3 2026 pricing
Basement underpinning or lowering
Underpinning extends the footings down so the basement floor can be lowered. It is engineered, permitted structural work priced by the length of foundation underpinned. Treat this as a planning range to test against engineered quotes.

Hidden costs on underpinning projects
These are included as allowances in the estimate above. Check that any contractor quote covers them too.
- Neighbour notice and party-wall sequencing on semis and row houses
- Relocating the furnace, water heater, or laundry during the work
- Gas, water, or sewer service relocation at the new depth
- Groundwater or soft soil that needs dewatering
- Engineer field reviews and testing reports during construction
- Finishing the new space after the slab is poured
Questions homeowners ask
- Is underpinning a DIY job?
- No. Underpinning removes support from under a loaded foundation in stages. It needs an engineered design, a building permit, and a crew that does this work, and in Toronto an engineer has to test and report at the first and last stages to pass inspection.
- What is the difference between underpinning and bench footing?
- Underpinning builds new footings under the existing ones so the walls go deeper and you keep the full floor. Bench footing leaves the old footing and pours a concrete ledge along the walls, which costs less but takes a strip of floor around the perimeter.
- Does this include finishing the basement?
- No. This prices the structural lowering, the new slab, drainage, and plumbing at the new level. Use the basement finishing calculator for framing, insulation, drywall, and a bathroom.
Typical schedule: 4 to 9 weeks on site, plus engineering and permit time. See the full renovation timeline.
