A free planning tool built to answer two questions honestly: what might this renovation cost, and would moving cost more?
Most renovation calculators are lead-generation forms. You enter your name, email, phone number, and address, and you get a contractor calling you instead of an answer. This site takes the opposite approach: you get the estimate, the assumptions behind it, and a document you can hand to contractors, without giving up any personal information.
What we do
- Estimate renovation cost ranges using published, regionally adjusted cost assumptions
- Recommend contingency based on project type, home age, and scope
- Flag scopes that commonly require a building permit
- Produce a printable scope and quote-comparison package
- Compare a renovation budget against the transaction cost of moving
What we deliberately do not do
- Provide contractor quotes or match you with contractors
- Confirm permit requirements, which only your municipality can do
- Give legal, tax, engineering, mortgage, or financial advice
- Collect your address, email, phone number, or payment details
- Require an account to see results
How the numbers are built
Cost tables are stored as versioned JSON files in the site itself, with an effective date and a review date. Every multiplier for quality, scope, location, and home age is published on the methodology page so you can judge whether the assumptions match your situation.
