How to compare renovation quotes
Compare Canadian renovation quotes that include different work, allowances, and assumptions without defaulting to the lowest number.
Comparing quotes only works when they describe the same project. If one quote includes permits, disposal, and paint and another does not, the lower number is not cheaper, it is smaller.
Normalize before you compare
- Write one scope document and send the identical version to every contractor.
- List every quote's inclusions and exclusions side by side.
- Add missing items to the cheaper quotes at your own estimated cost.
- Compare the adjusted totals, not the original ones.
- Note the assumptions each contractor made, since those reveal experience.
Look at how the quote is written
A quote that names products, quantities, and exclusions tells you the contractor has thought the job through. A single lump sum with no detail transfers all the risk of interpretation to you.
Beware the outlier
If one quote is dramatically lower, assume something is missing rather than assuming a bargain. Ask what they excluded and how change orders are handled. The gap usually appears later as extras.
