Vinyl plank, tile, or wood on a basement floor
Vinyl plank, tile, or wood on a Canadian basement slab. A 400 sq ft vinyl floor plans near $7,800 in Ottawa. Tile is about double.
The basement floor is the decision that happens after the water question, not instead of it. If the cove joint weeps in March, no plank is the right plank. Watch a storm and a spring thaw before you price a floor.
Our flooring calculator's default is a main floor: 800 square feet of luxury vinyl plank, the old floor coming out, new baseboards, and furniture protection. In Ottawa, on a detached house built from 1960 to 1989, at mid-range, that is near $14,300 typical, about $18 a square foot all-in, including contingency. A basement rec room is not that job. Four hundred square feet of the same vinyl scope is near $7,800. This is a planning range, not a quote.

Why a $6 a square foot ad does not match
Published Canadian figures of about $5 to $9 a square foot for installed vinyl are material and labour on an open floor. They are not this scope. Strip the removal, the baseboards, and the furniture moving off a 400 square foot vinyl job and the model lands near $4,600, about $12 a square foot, because it is still a mid-range install on an older house. Comparing a bare-install ad to the $7,800 number is how people decide the calculator is high. The jobs are different.
What does not belong on a slab
The calculator will price solid hardwood on a basement. That is not a recommendation. Nail-down hardwood wants a wood subfloor and a room that is not below grade. A sweating slab will cup it. The extra money versus vinyl is not the risk.
Engineered wood is the compromise people talk themselves into. On this scope it is about $1,650 more than vinyl. It still moves when a basement sits humid all summer. If you cannot keep the slab dry and the air dry, vinyl is the floor. If you can, engineered is a finish choice, not a waterproofing system.
Tile survives a spill and feels cold in January. It is about double the vinyl on the same 400 square feet because mortar-set labour is a different trade from clicking planks together. It also needs a slab flat enough to tile. Levelling compound on that vinyl job moves it from about $7,800 to about $9,500. A subfloor repair allowance moves it to about $10,150. Those toggles are how a simple floor becomes a concrete job.
Old tile is a stop sign
Nine-inch vinyl tiles and black cutback mastic in a pre-1980s basement are a classic asbestos suspect. So is some sheet vinyl. You cannot tell by looking. The flooring model excludes abatement on purpose. Testing a small scope is often a few hundred dollars. Limited removal of floor tile is commonly planned at $1,500 to $8,000, and a bigger find is its own project. Grind first and the flooring quote is no longer the job.
Carpet is the other miss. It is among the cheaper materials in the model, and it hides a damp slab until the room smells. Do not use it to finish a basement you have not watched through a thaw.
What to freeze before you compare quotes
- Confirm the slab stays dry through a thaw, not just on the day you visited.
- If the existing floor is old tile or glued vinyl, test it before anyone grinds it.
- Measure the room. A 400 square foot basement is not the 800 square foot main-floor default.
- Ask if removal, baseboards, furniture, and levelling are in the quote.
- Pick vinyl if the humidity is a guess. Pick engineered only if the slab stays dry. Pick tile if the surface has to survive water and you have priced the prep.
- Leave solid hardwood and carpet off a below-grade slab.
